Calgary's single-family home market isn't behaving the way “balanced market” headlines suggest. If you've been watching from the sidelines, here's the honest picture as of this summer, and why it matters if you're planning a move in the next few months.

Where Things Actually Stand

As of July 2026, the benchmark price for a detached home in Calgary sits at $743,900, down modestly from last year, with the median landing around $688,500. On paper, that reads like a cooling market. But look closer and the detached segment is running at just 2.9 months of supply, which is well inside seller's-market territory, while the city overall sits at a more balanced 3.5 months. Homes in this category are still moving in around 40 days and typically closing near 97-98% of asking price.

In plain terms, condos and townhomes have softened enough to hand buyers real negotiating room, but well-presented single-family homes in good areas are still attracting competition. I'm seeing this play out on showings every week. The properties priced and staged correctly are still getting multiple looks in the first ten days.

What This Means If You're Buying

Don't mistake “balanced market” headlines for “easy market” when it comes to detached homes. Financing is in your favor right now. The Bank of Canada has held its policy rate steady through the summer, which has kept mortgage costs predictable rather than climbing. But the properties that check every box (right neighbourhood, right lot, move-in ready) are still selling close to list. My advice hasn't changed in twenty years: get fully pre-approved before you fall in love with a house, and be ready to move within days, not weeks, once the right one comes up.

What This Means If You're Selling

The days of listing high and expecting a bidding war on any detached home are behind us for now. Pricing at or near true market value from day one is what's generating the multiple-showing, quick-close results I mentioned above. Homes that get overpriced “just to test the market” are the ones sitting past that 40-day average, and buyers notice a stale listing. Calgary's economy still has a close relationship with energy prices, and ongoing trade uncertainty is a real variable for household confidence here. On the other side, Calgary continues to see steady population growth, and that underlying demand is part of why inventory in the detached category hasn't piled up the way it has in condos.
